“When is the best time to list my house?”

When is the best time to list a house?  The common thought is that the spring months of April, May and June are the best times to list your house.  This is based upon the premise that there are more buyers starting to look in the spring versus other times of year.  While this may be true, there are other factors to consider.  A valid argument can be made to list your house at any time of the year.

Truth be told, the best time to list your house is as soon as you are ready to sell it!

1. Serious buyers look all year.  I joke with clients by telling them if someone is willing to look at their house when it is freezing cold outside, you know they are serious.  The spring and summer buyers sometimes are in no hurry.  In their minds they have all spring and summer to find a place and there are so many new listings that they want to make sure they see everything that comes on the market before they make a decision.  The truth is our showings to contract ratio is at a very high percentage from August to March, but is lower from April to July.

2. Spring time buyers may be financially ready.  In the early part of the calendar year many buyers have received year end bonuses or are getting their tax returns.  This cash flow can put them in a better position to buy property as they have money in hand for a down payment.

3. The post holiday push.  Many times buyers who were looking the previous year end their search in early November as the holidays approach.  They will then postpone the search until after the holidays.  As soon as the new year arrives they are on the hunt again and are now more serious about purchasing a property.

4. Buyers want to enjoy the property in the spring and summer.  If you are selling a vacation property a serious buyer understands that they will need to be in contract no later than March or April in order to close before the summer season.  Closings can be 2 to 3 months from the date of contract.  Serious buyers will look to be in contract by the end of March or April so they can close and be in for the summer.

5. There is more competition in the spring.  Since many new listings come on the market in the months of April, May and June, your listing will have more competition.   By listing in other months there is less competition, so your listing can get more attention.

6. Print advertising deadlines.  Although print advertising  has become less important over the years it is still valid in many markets.  Print advertising can take up to two months to circulate and can have a shelf life of multiple months.   Due to this “lag,” a listing that is put on the market may not receive full exposure for up to 6 weeks.
