The Best Guide to Selling Your House

OK so you may have heard us say this several times already, but if you’re thinking about selling your home, right now is an ideal time to list in Upstate New York. Why you may ask? Currently the market is really strong due to a lack of inventory in many of our surrounding areas and an influx of active buyers.

We know that selling your home may seem like a daunting process, but with the current market is working in the seller’s favor, now may be a great time for you to start thinking about your next move…literally! In an effort to make the process a little less daunting, we’ve compiled the best guide to selling your house!

1. Get your home ready for sale
Don’t get too overwhelmed here – we’re not suggesting knocking down walls or anything of the sort, but start thinking about what you can do within a month’s time to make small improvements on your home. It can be decluttering, cleaning, painting, and smaller improvements, but those little things go a long way. If you’re at a loss of where to start, we’re happy to walk through your home and give you a short (and manageable!) checklist of things you can do to help prepare your home for sale.

2. Connect with a Realtor
There’s nothing wrong with trying to sell your home on your own, but there’s a reason why us real estate professionals exist. A good real estate agent is with you every step of the way, we know and understand this area and work closely with you to help you sell your current home and ideally help you find your next!

3. Discuss listing prices
Do your best to research and understand what your home is worth and what similar homes in your area are selling for (don’t worry an agent will help you with this too!). Market conditions, interest rates, and other factors will help you and an agent establish a listing price that’s right for you and your home.

4. Be open to guests
Your Realtor will be working hard to help you market your home, which means prepare for potential buyers to arrive for showings and open houses at various times of the day. Keeping more personal items packed away and making sure the home is tidy will help significantly when that doorbell rings (and later on when you’re ready to move out)!

5. Plan your move
A lot of the prep work for selling your current home can help you significantly with your next one! By cleaning the attic, closets, and basement, you’ll have less to do when your home is under contract. Take this time to start planning your next steps and getting all of your belongings in order.
